Located in the lovely bustling North Devon town of Bampton, Mill Cottage and Leat Cottage offer a peaceful and comfortable retreat in this beautiful conservation area.

Although you can step out to the shops a few yards away, the house and cottages back onto three-quarters of an acre of garden and water meadow, with the river Batherm running through and fields and hillside beyond. The Grade 2* listed cottages offer an ideal self-catering base for walkers and nature lovers. Local shops within walking distance have everything you need, including a wonderful bakery, butchers, 2 convenience stores, chemist, gift shop, a greengrocer and a terrific fish and chip shop. For those who prefer to eat out, the town is home to award winning restaurants and cosy pubs.

Bampton is perfectly located to explore the stunning Exmoor National Park and the superb North Devon and Somerset coastline. Also within an easy drive are a number of National Trust Properties. For those seeking a more active holiday the area offers many opportunities, including Wimbleball Lake Country Park.

MILL COTTAGE
Mill Cottage sleeps 6. It is a cosy, character cottage that is believed to be the former grain store of the 17th century miller's house, to which it is attached. In the ground floor the cottage offers a comfortable, beamed sitting room with dining area, a flatscreen TV and freesat, DVD player and ipod docking station and wifi. The fully fitted kitchen, adjoining the sitting room is equipped with fridge/freezer, microwave, dishwasher and electric cooker. Also on this floor is a twin bedroom with en-suite facilities. There are two delightful first floor bedrooms, one with super kingsize bed, the other with a double bed. Both bedrooms have exposed beams, along with a shared fully fitted bathroom.

The property is centrally heated, with an electric fire in the sitting room. All bed linen and towels are supplied.

Lounge


LEAT COTTAGE
Leat Cottage sleeps 2 and is an upside down, one bedroom barn conversion, with the sitting room on the first floor, making the most of the wonderful views over the surrounding countryside. This has a flatscreen TV/DVD player with freeview and wifi.

Access to Leat Cottage is from the drive up a wrought iron staircase directly into the sitting room. For users with impaired mobility, this cottage may not be appropriate. There is also an internal staircase leading down to the en-suite bedroom with kingsize bed and the fully equipped kitchen. This includes a fridge with freezer compartment, microwave, and electric cooker.

The cottage is warmed by electric heating. All bed linen and towels are provided.

There is a small laundry room with washing machine for guests.

THE GARDEN
Even though we are in a small town, the rear of the house is a haven, with views of the local farm and its jersey cows and the surrounding water meadows and hillsides. There are benches and seats and it is the perfect spot for a glass of wine, a bit of painting or just a gentle reflection on life in general, weather of course permitting.

The garden is fully fenced and the old apple tree has a traditional swing. We also have a separate fenced area where you can sit by the river and keep an eye out for the occasional trout and kingfisher.

DOGS
We do allow 1 well behaved dog for those staying in Mill Cottage. We have our own dogs, 3 English pointers and an ageing Labrador. They are all very friendly and share the garden. We would just mention we do have free range chickens who prefer not to be chased.

We have a very good local website which covers much of the local activities www.bampton.org.uk. If you click through to Local Attractions you will get a flavour of what is on offer.

Bampton is a historic Charter Town in Mid-Devon on the edge of the Exmoor National Park. Set in the Bampton conservation area, we are just a minute from the High Street, with its baker, butchers, greengrocer, convenience stores, pubs and restaurants, yet the cottages at the back look out over our garden to beautiful views of the local countryside. Exmoor is just 3 miles away and also close by is Wimbleball Lake Country Park which offers a whole range of walks and watersports and fishing. The beautiful National Park property Knightshayes Court is only 6 miles away.

TERMS AND CONDITIONS
Manor Mill Cottages has a strict policy for handling customer information. The information you provide to us is regarded as confidential and protected to the fullest extent possible. We will not pass your information on to any other third party.
  • Tariff includes electricity, bed linen and towels.
  • We welcome children over 12 years old and babies under 1 year old.
  • The properties are available from 3pm on the day of arrival and guests are asked to please vacate by 10am on the day of departure.
  • If you are booking within 8 weeks of your intended stay, payment in full is requested with the booking form please.
  • If longer then a non-refundable deposit of half of the overall cost is required, with full payment due 6 weeks before the date of arrival.
  • Non-payment of the balance on the due date will be regarded as a cancellation.
  • If you need to cancel you will remain liable for full payment if we are unable to re-let the property. We strongly advise that you take out travel insurance to cover all eventualities.
  • The number of persons occupying the property must not exceed the maximum number stated on the website.
  • The client is kindly asked to reimburse Manor Mill Cottages for replacement, repair or extra cleaning costs if there is damage to any property.
  • The client is requested to please take all reasonable and proper care of the property and leave all areas in the same condition on departure that you found on arrival.
  • We take all reasonable care to warn guests of dangers. However, these are unusual properties and care must be taken with unfamiliar surroundings.
  • We reserve the right to enter the property if necessary during your stay but this will only be in exceptional circumstances and with your full consent.
  • Please be aware that there is running water adjacent to the property and the banks can be slippery when wet.
HOW TO GET TO US
We are only 15 minutes from the M5.

Take exit 27 and follow signs to Barnstaple and Tiverton on the A361 dual carriageway. Stay on the dual carriageway until you come to the roundabout and take the 3rd exit, the A396 signed to Bampton.

Follow this road through Bolham and Cove and at the next roundabout by the Exeter Inn, take the second exit signed to Bampton (B3227). As you come into Bampton, the road bears sharply to the left by the Quarryman's Rest, continue for 75 metres and just before the little bridge, turn in right by the terraced houses and Manor Mill House and Manor Mill Cottages will be right in front of you through the five bar gate.
